Your
constrcuction inspection program can vary from intensive
(several times per week for attached multifamily projects
with full documentation) to periodic spot checks occurring
three to five times per phase at key points during construction
of a single family detached project.
Inspections
are intended to ensure that plan requirements are being
addressed and that field installations meet with accepted
construction pratices and are consistent with manufactures'
product installation recommendations. After Project Completion,
OSI provides comprehensive written and photographic record
illustrating installation of key trades. In case of smaller
developments or custom homes, a detailed record can be a
valuable sales tool, demonstarting to the perspective buyer
the level of quality and care embodied in their home's construction.
Our Staff is Experienced in locating sources of water intrusion
at walls, potshelf and window assemblies and roofs. Visual
Inspection and controlled water testing can be used to locate
and evaluate many leaks with a minimum amount of destructive
testing. During the repair phase of a project, it may be
possible to document the underlying conditions and thereby
allow later assessment of responsibility for repair costs.
OSI has a proven track record in water intrusion analysis,
having worked with some of California's most prominent builders
and developers since 1989 to locate and successfully resolve
leak problems.
Foundation Inspection:
Photo and Document footing Sizes, location of footings,
rebar clearances, base under slab and all bolts.

Exterior Wall Inspection:
Photo Documentation exterior plywood size, location, thickness,
nail spacing and all exterior straps. Anything that will
be covered by lath paper or siding paper will documented.

Framing Inspection:
This Inspection is the most time consuming; OSI will take
photos and document everything from framing, plumbing, mechanical,
electrical, code issues and any special items in every wall.
OSI will take photos and document lath paper and wire for
any nail or staple penetrations, tears or rips. At this
time OSI will take photos and document the roof felt, flashing
and all roof penetrations including the fireplace cap for
proper flow and attachment.
5 to 7 Hours Inspection Time, 3-4

Drywall Inspection:
OSI will take photos and document edge metal attachment,
nail or screw spacing and thickness for firewalls. 1/2 to
1 Hour Inspection Time, 1/2 Hour Organize Photos and Reports,
Price for Photo Final Inspection: OSI will take photos and
document on/off devices interior and exterior doors for
proper reveals, floor and counter top tile for cracks and
hollow sounds, exterior landscape, exterior walls and much
more.
